The Modern Country House has been luxuriously refurbished in 2020-21. Situated at the end of a private road, just a 10 mins flat walk from the bustling centre of Cranleigh village, the gateway to the Surrey Hills. This luxurious high specification, family home is more like a mini country club with new heated outdoor pool, equipped gym/studio space and outstanding entertaining space both outside and in. Sleeping 10 its perfect for a relaxing and indulgent stay. Not available for hens/stags.

Welcome to The Modern Country House, your very own mini private country club nestled in the Surrey Hills, just 29 miles from central London.

Located in a private spot in a popular village of Cranleigh, The gateway to the Surrey Hills, our recently modernised home has luxurious entertaining space plus outstanding leisure facilities including a brand new heated outdoor pool, outdoor kitchen, gym/studio space and cinema room. Enjoy the stunning views of the Surrey Hills ANOB from all principal rooms and the garden.

Sleeping ten people in 5 double bedrooms and four bathrooms, The Modern Country House is ideal for multi-generational and mixed family breaks.

You will find the large kitchen to be the social hub of the house. With a large L-shaped dining bar area with luxurious leather bar stools, and separate dining and seating areas, you’ll find yourselves gravitating to this space. As well as large range cooker, two dishwashers and sink you’ll make yourself at home in this brand new chefs kitchen. We’ve installed two TVs to make sure wherever you might be seated you won’t miss any of the action of your favourite event. If you want a quieter experience, you can open the dual aspect panoramic bifold doors and take in the garden and stunning views. For colder days there is an open fire in the drawing room, a feature gas fire in the kitchen and you’ll find underfloor heating throughout the ground floor deliciously cosy. There is a Sonos speaker system in the kitchen.

Adjoining this is the fully equipped prep kitchen / butler’s pantry with American style fridge freezer and drinks fridges. Here you will find the Nespress Vertuso machine, toaster, food preparation tools and the larder.

The prep kitchen leads to the laundry and boot room. From here there is direct access to the garden and driveway. Perfect for after a muddy walk or dip in the pool. There is a Miele washing machine and tumble drier for guests use. There is also a shower room with WC that can be used as a changing room for the pool or after a muddy cycle ride.

Leading from the kitchen is the gym / studio space. Equipped with a Techogym cross trainer, Pilates mats, studio weights (plates, kettles and hand weights) and a fully mirrored wall. There is a ceiling mounted tv for you to follow your favourite subscription fitness service or watch the news whilst pounding the cross trainer. Local Pilates and other fitness classes may be arranged at additional cost.

The drawing room is most definitely a grown up room. With an open fireplace (wood can be provided), feature illuminated ceiling and three dual aspect French doors opening into the garden.

The cinema room will give you an immersive movie experience with dark painted walls and a sound system to watch your favourite movie on Netflix, Amazon or Sky, while stretching out on the large sofa.

There is a further ground floor WC off the entrance hall.

Upstairs the luxurious triple aspect master suite has a velvet super king bed and a stylishly appointed en-suite with walk-in shower and indulgent whirlpool bath.

Bedroom 2 has stunning views over the Surrey Hills, a double four poster bed and an en-suite with large walk in shower.

Bedroom 3 benefits from stunning views and a king size bed.

Bedroom 4 enjoys the same views with a double bed.

Bedroom 5 double bed with views to Hascombe hill.

Modern family bathroom with shower over bath.

Outside
The landscaped garden is as much a feature as the interior of the house. With stunning views of the Surrey Hills ANOB, The Modern Country House is in gated grounds of approx ½ acre with parking for 6 cars.
The swimming pool 8m x 4m (can be heated to 28degC at a cost of £30 a day, added to cleaning fee) and is situated in a southerly aspect enjoying full sun throughout the day. The swimming pool has a safety cover that must be fully closed and fastened when not in use.
Adjacent to the pool is the pool house complete with outdoor kitchen including a wood burning oven, drinks fridge, commercial Nespresso coffee machine and sink. There is a dining table for alfresco meals.
There is a wisteria framed gate giving direct access to the network of public footpaths leading to the Surrey Hills.
Particular feature is the 300 year old olive tree.


Location -
A short walk flat walk into our bustling village will lead you to cosy country pubs and independent shops, general stores, cafes and restaurants. You can choose from the award winning butchers, fishmongers, independent general and department stores, plus eco grocers. There is also an M&S Foodhall, Sainsbury’s and Co-Op.

Situated in the gateway to the Surrey Hills the views in all directions are of Areas of Outstanding Natural Beauty. The famous Olympic cycle route and the challenging Winterfold Hill are a moment away. The Downslink cycle path access is a couple of mins ride.

I can arrange private chefs, cleaners, manicures, private pilates classes and holistic massage during your stay. Please ask for details or let me know any other special request you may have.

The centre of Cranleigh is a lovely 10 minute flat walk along side the common and cricket green.

Cranleigh is a wonderful buzzing village with a busy cricket green. Full of award wining independent stores including two general stores, butcher, fishmongers, ethical store plus street cafes with outside seating, pubs and restaurants.
In addition there is an M&S foodhall and newly refurbished Sainsburys and Co-op.
