If you are after a prime location only minutes from the beach in The World Heritage Park there is no other property like this one within the famous Kingston precinct. Only two minutes drive to the town center, completely private, set in sub tropical established gardens you will instantly feel at home. Depending on which way the wind is blowing you can either listen to the sea rebounding up the valley or the gurgling creek gently flow through the reeds.

From the moment you drive across the cattle stop you will know this is a private tranquil property. A picturesque little hideaway. The home is unique, bright, inviting and spacious. It is styled as an elegant and relaxed beach house with outdoor shower included. Enjoy a picture-perfect position framed by tropical greenery this oasis has an expansive open-plan living space with the versatility of multiple breakaway zones, luxurious nooks and crannies catering for both sophisticated and relaxed entertaining, or a chilled night having a BBQ. Enjoy evenings on the deck where you can unwind, host or dine around a kitchen that opens out onto a huge veranda and deck area over looking the garden.

Whether there are just 2 of you or 8, with family, friends or work colleagues you will feel comfortable with the space and surroundings and location.

House Rules

• Leave the home in a clean and tidy manner when you check out.
• Please leave the kitchen as you found it, and if there are dishes please stack them in the dishwasher and turn it on before you depart.
• Strictly no parties or gatherings. If you are wanting to host a special occasion it is on application only. If it arises that an event or party has not been approved we have the right to ask you to vacate immediately.
• Refrain from dirty hands on walls
• Do not jump on the beds or sofas
• Do not move any furniture.
• Guests will be expected to cover the cost of any breakages or damage, as well as any additional cleaning beyond a standard clean. Things such as severely marked and dirty walls, stains, spillages, severely dirty oven/microwave/fridge.
• All rubbish must be placed in the bins as supplied prior to vacating
• Keep noise down after 10.00pm and be respectful of our neighbours.........Actually you don't have to worry. You are so private no one can here you. Loud music allowed.
• You do not need to lock the property whilst you are there. Feel free to leave it open and the lounge room doors wide open.
• Charges are according to the number of beds booked for. If other beds have been used without prior arrangement the extra person charge will be applied
• Please do not use towels or washers to remove make-up.
• Please do not take any of the decorations or ornaments from the home otherwise you will be charged accordingly.
• Any damage or breakages must be reported to the owner before departure otherwise you will be charged accordingly.
• Please respect water and electricity and try not to waste. Switch off the lights if not using.
• Strictly no illegal activities are permitted on the premises.
• If the house is left in a state that requires more than the standard clean an additional cleaning fee will be charged depending on the condition. Things such as severely marked and dirty walls/couches, stains, spillages, severely dirty oven/microwave/fridge.
• Please note: this property is privately owned. The owners are not responsible for any accident, injuries or illness that occurs whilst on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others they invite to use the premises.

If this is your first visit you will love the location. There is a lot of history to the home as it was built in the early nineteen forties. We like to explain that it is not a new house, but it is well kept, character filled, quaint and hoping it has everything to make your stay as comfortable and as enjoyable as possible.

The photo that is the Drone shot shows the house at the bottom of the Valley where it is nestled opposite the Convict built Dam. There is another Drone shot showing its proximity to the beaches which you can see in the back ground along the winding road.

The property is situated down at Kingston in the World Heritage Park. It is very private and you have the entire house, property and surrounding gardens to yourself. We are as close to the beach as you can get on Norfolk. There are no properties or homes that are beach side or beach front on Norfolk as the area is in World Heritage also known as Kavha Therefore these areas are protected and have strict building regulations. Watermill Beach Estate is the first house you pass when driving from the beach which is about 1 minute drive, and depending on how fast you walk and which path you take approximately to 10 to 15 minute walk winding around the creeks and pine trees and free roaming cattle. Because the original old homestead has been there a long time we have been fortunate that we have been able to keep it as a dwelling. Not living permanently on the Island we have chosen to share and the best way was to turn it into a short term stay residence. We hope that during your visit that you will feel the ambiance and just be.

If you like walking we highly recommend you take opportunity of your location. Step out side your front gate and walk over to the convict built Watermill Dam and down and around the ruins and golf course whilst you are there, pop over to Kingston Pier and see if there are any boats coming in or a ship unloading and walk home.

The town where most of the restaurants and shops are in the opposite direction of the beaches is less than 2 minutes drive. It is however a very steep incline that would test your fitness to the top of the hill and would take at least half an hour.

Watermill Beach Estate is situated in the area known as KAVHA. The Kingston and Arthurs Vale Historic Area (KAVHA), is of outstanding significance to the nation as a convict settlement spanning the era of transportation to eastern Australia between 1788 -1855. It is also significant as the only site in Australia to display evidence of early Polynesian settlement, and the place where the Pitcairn Island descendants of the Bounty mutineers were re-settled in 1856.

In 2010 the Australian Federal Environment Protection and Heritage Minister, Peter Garrett, and Norfolk Island Chief Minister, David Buffett, welcomed an announcement by the World Heritage Committee that Norfolk Island's Kingston and Arthur's Vale Historic Area has been included on the WORLD HERITAGE LIST as part of the Australian Convict Sites inscription.

The 250 hectare site includes four fascinating layers of history and occupation. Primarily, the site comprises a large group of buildings and archaeological sites and ruins from the Penal Convict Settlement 1824 -1855 with evidence of buildings from the earlier Colonial Convict Settlement 1788-1814 and an exceptional cultural landscape, evocative of the convict era. There are also archaeological remains from the pre-European Polynesian Settlement before 1788.

Pitcairn Islanders re-settled on Norfolk Island in 1856 and established their families and communities within the vacant Penal Convict Settlement buildings at Kingston.

Travel and interesting places to stay are so commonly shared by so many of us.

When my partner Greg and I travel it is so much fun to stay somewhere you know the creator has put in extra effort with guests in mind hoping they will enjoy that space. It may be very simple but thoughtful.

I have two gorgeous grown up girls and we are a big part of each others lives. I love them being involved in the properties and their input and recommendations are always welcomed.

I love to create and have pleasure in creating lovely environments within the home and grounds.

If the photos of our properties are not exact I confess to constant tweaking keeping the properties updated and current.

I am a passionate cook, family orientated, love socializing, yoga, dance, walking, travel and being creative.

With being an Airbnb Host we plan to offer the very best for our guests and will continue to tweak our properties so they are updated and current. Our plan is to continue to create somewhere we would like to stay, hoping that we attract like minded beautiful people.

We regularly travel backwards and forwards to Norfolk so are not always there. I am however always accessible my email or phone. When we are not there we have a local Manager to act locally so that if there are any concerns at all you can contact him. All of these details will be made available when you check in.
