One of the most modern villa's in the area, elegantly appointed and furnished. Magnificent views from the entire house of the Pacific... you can even see the curve of the earth. Other homes boast "ocean views" but from afar - however this Villa has the real deal views. The villa has an unique large open main entertaining area which blends the inside with the vast outside terraces through two 20 ft sliding glass walls. For the gourmet, you also have an exceptionally equipped kitchen.

For those discerning travelers who wish to have a ultra modern style house for their vacation - this is it. There are over 3000 sq ft of terrace which runs seamless with the house from inside to out. The main living area has two 20 ft sliding glass walls.
The infinity pool has a lower terrace area with lounge furniture and a water wall effect on the overflow from the pool.
There are 3 very large bedrooms all with exceptionally large en suite bathrooms - one bedroom doubles as my office but has a queen wall unit bed to lower when needed as a true bedroom. Plus there is a powder room off the main living area. As most of the house is all one level with the exception of the entry area ( which is only 6 inches difference to the driveway ... it can easily be configured if needed to allow wheelchair access. As there are no stairs at all in the house it is very suitable as well for rentals where elderly people are included. Note : bedrooms are all exterior off the terrace or the entry way... not enclosed inside the main area...A very typical style of southern homes... so it may not be suited to people with very small children ?
The 3 bedrooms are all with queen beds and have very spacious bathrooms
( actually huge - master bathroom is 250 sq ft ) en suite and all with large glass walk in showers - the master bathroom has a whirlpool bath as well. Black granite counters are throughout the house ( bathrooms and kitchen )... The Kitchen is very large and modern and extremely well appointed for cooking or entertaining. Plenty of appliances and gadgets for any gourmet. Large gas BBQ is on the main terrace.
We have an outside dining table for 6 plus two additional glass and aluminum tables ...with chairs for up to 12 persons. There is a double lounge chair and two single lounge chairs pool side. We installed solar terrace lights outside ( around 30 or more ) all around the terraces and also the main driveway. Plus we put in led landscaping lights which light up the Neem trees on both sides of the house and the one huge bonzai like tree in front of the pool ocean view... looks amazing at night.

As electronics are almost impossible to repair in Nicaragua we do not allow guests to use the electronic piano which is a personal item of one of the owners. We do have a Bose system with blue tooth for people to play music with their phones. There is also a 5 disc CD player and we have a huge library of music ( a lot of which is symphonic or classics, and opera ).
We do request that using the sound system people do not push the volume too loud to disturb the neighbors - a Bose system is very powerful - and please refrain from using the sound system after 11 pm.

Almost all guests arrive with a rental car or obtain one in town. However one can walk to town and then most people will hail a cab for the return.
( but note that taxi's will over charge big time to come to Pacific Marlin which to them signifies $ PM being a development with mostly large - read expensive homes - to a cab driver ... ) Going down to town is a 20 minute walk along the beach at the bottom of the hill from entry points on the Talenguera district... which leads to an estuary bridge and then onto the main Malcon drive along the beach of the town. Many of my owner neighbors often walk to town for exercise in mornings, but then ask their house caretakers to pick them up with their cars for the trip back to the house ... for guests it is suggested to rent a car than pay like $20 for a short trip to the house. There are now 3 or 4 car rental agencies in the town.... but depending on time of the year it is advised to book in advance. A 4 wheel vehicle is not necessary unless you happen to be in rainy months of around May or October and plan to venture out along the coast to more remote beaches.
You can also take shuttles to and from all beaches for like $5 return... but a car is advisable to have to come and go to town as you please.
I would suggest you look into car rentals at the airport especially for a week or so duration... from a number of years ago when I rented this way, it was a big savings... and from what I know from people who have rented the house...and do so from outside Nicaragua from any of the large rental car companies and prior to arrival , it gives better value than in town renting. All car companies are at Managua airport. Verify open hours for pick up and returning cars. !
Most guests rent for a week or less. Any laundry needed can be arranged with a service in town for a minimal cost - we do have a washing machine but we use a drying rack which works well inside or outside in the sun - gives a wonderful fresh sun / air smell.... even for bed sheets we put out over the lounge chairs to dry - 20 minutes done. However the in town service is great also - all arrives back next day all nicely folded.

Guests renting longer than 1 week are responsible only for electrical costs. A electricity deposit of $500 is required on arrival. Adjustments on the cost if less than a month billing period will be calculated as of the billing date of the 16th of each month. Unused portion of an electrical monthly bill will be refunded by internet payment. Tenants who rent longer than one month will have to assume all utilities expenses (water, electricity, gas for hot water when the tank is depleated, BBQ gas, Internet / TV)... approximate $ amounts can be advised for all.
We provide bottled water for weekly rentals or less.....longer term rentals the tenants are responsible to replenish their own water as needed. The house water supply is a well provided system for the entire development... and some people do drink it but most do not... I personally use it for brushing my teeth but not for drinking water. That is fairly customary in all of Nicaragua.... Better safe than sorry. But in 10 years I have never had any problem.
Hot water is supplied by a water on demand gas appliance. The two furthest bedrooms may require a minute or two for the hot water to reach the showers which is normal.
We have a house welcome book with lots of information of "around the area" including restaurants and more... however SJDS is in flux all the time as it is expanding and changing at a rapid pace.
The house also has a Magic Jack telephone which is connected to the internet so you basically have free long distance calling to any number in Canada or the United States ( providing the internet system is with strong enough signal ) In the past few years the internet has become way more reliable than before. It seems to work quite well... we communicate with our staff almost daily by this phone and through the internet service using Skype. As of November 2020 we have an upgraded internet service of 50 mb which gives around 25 mb download... plenty of bandwidth for video calls. However the house is spread out so wireless service is only good in the office third bedroom where the modem is or in the main house area or terrace in front around the pool. The two other bedrooms are too far for a good signal which is also weakened by the fact that all the house walls are solid cement block !
Arrival : depending on your day / night time of arrival ... we can provide some basics for drinks and breakfast type items for your comfort. Only please ask before arrival.
If you are taking a shuttle service like ISKRA Travel or any of the others in town ( from the airport ) and depending on your time of arrival, I know if you ask the driver, he will be very ok to stop at a local grocery store like, Colonia or Maxi Pali large grocery stores both in Rivas on the main road through Rivas on the way to SJDS or in San Juan del Sur at the smaller Pali store. Ask the driver to stop for 10 or 15 minutes so you get first days supplies and then drive you right to the house....

San Juan del Sur, Rivas, Никарагуа

First let me update future guests on the situation in Nicaragua ..... It has had some turmoil for sure in 2018... and no clear understanding of where it is going for some resolve to be able to return to what was becoming a major Latin America destination for tourists. That said.... I returned to my house in October for a month. The country is calm. The ride from the airport to San Juan del Sur was totally as normal as always before. SJDS is or has been rather totally isolated from the political situation that has engulfed the country. For sure sooner or later there will be change to restore confidence in the country for investment and tourism. But for now I must say anyone who wishes to come here for a vacation is totally safe 100% - Nicaraguans of all stripes are totally happy and wanting foreigners to come and help support their economy.
Plus side is rather sad but true.... the town has some business closures but many are open for business like normal... restaurants / stores / banks - no issues at all. And very relaxed / low key - and if you venture to the beaches north or south of town you might feel like you are on a private island get away. For a real chill get away Nicaragua is now a prime location. Everything is big time discounted... including rentals ... including my own house which is so inexpensive... hoping for someone to rent when I am not here and reduced my prices per night to be top of the line to rent. Time will make changes to Nicaragua for sure.... they have no choice as suffering in isolation is not a win win situation. But you can enjoy Nicaragua right now no issues.

The Villa location is in the gated, secure development of Pacific Marlin, which is situated just to the north of the town bay. In publicity pictures of San Juan del Sur you can see the large Christ Statue on the mountain. This is Pacific Marlin. My house is located behind the Jesus statue facing the Pacific Ocean instead of the town bay. Pacific Marlin is the small "mountain" on the north side of San Juan accessed via the Chocolata road by car via the district of Talenguera. We much enjoy this location for the close proximity to town and yet the quietness it allows, as the town can become a bit loud at times especially on the weekends. And the view from my house is simply amazing. How many homes can say that ships like the Queen Victoria park in front of their living room ?
We can also provide driving instructions from Managua airport to SJDS and also from SJDS to the house.

Everything is included except guests staying longer than 4 nights are responsible to pay the electricity. Much depends on if you use AC in the bedrooms. Using only fans and other house hold appliances and lights my average electrical bill for the month is $125. But if you run AC in one or up to 3 bedrooms you can expect around an extra $10 to $15 per day. So you know up front. Upon arrival longer term guests ie monthly rentals are asked to provide 500 $ to cover added utilities costs. Electrical costs are the prime expense, monthly water and TV Internet and gas as needed for stove and hot water....We supply a copy of the actual utility invoices like electrical bill when received on the 16th of each month.

The villa rental is incredibly cheap now as you can see.... before we never rented less than $300 per night even in off periods from high season in the winter months.

We assist to arrange all we can for arrivals as needed. The house has a guardian and his wife assists with house cleaning. The guardian looks after the pool and grounds. Cleaning and maintenance are done very early in the morning so when guests awake they have privacy in the main house area. The staff will also gladly offer assistance and information to guests on request, and we have had only excellent reviews from our renters in the past for their help in making their stay a great experience. Our "Cuidador" Nelson (home caretaker in Spanish) will also re attend to the pool for a short time later in the afternoon. His wife Joselyn will also do main house cleaning early in the morning... We ask people to please clean their own dishes as much as possible each day. Weekly Joselyn will clean bedrooms and bathrooms and launder sheets and towels.... we find most persons prefer this for their own privacy concerns. If you wish more bedroom / bathroom cleaning please just request it on booking for an additional charge.
COOK : Joselyn can be your cook for lunch and dinners - $20 per day cook and clean up service ( you pay her directly ). We ask renters however to buy their own grocery supplies please - Nelson or Joselyn can assist you in that including visiting the local fresh fish market stalls at the end of the town bay.
We understand she is an excellent Nicaraguan style cook by past clients reviews and we can attest to that also personally.
