This House is Amazing!

1st Built by an Attorney for entertaining in the late 40's it still has all its charm. Its former owners include an Oil Field Executive, the last owner - a Surgeon, and now Me!

HGTV's HomeTown featured this amazing house in their 1st season. It was not chosen for a remodel (Thank you Lord!) I absolutely Love this house as it is.... and I'm not the only one! When it wasn't chosen for the remodel, the Producer of the show decided to rent it for the season, prior to my purchasing this Laurel Treasure.

This house is booked by folks for a number of reasons:

1. Medical Students - in town to complete required in hospital studies
2. Pharmacists in training - in town for on job studies
3. Engineers - for work that may last 2 weeks - 2 years
4. Police Academy Students - for the 6 week course
5. Contractors - for work that may last a week to 6 months
6. Tourists to Laurel to check out our quaint lil Town - 2 - 7 nights
7. Family that left home and returns for visit 2 - 14 nights
8. Family in town to assist parents with medical issues, 4 nights - 2 months
9. Love - with the dating sites becoming more popular, I’ve even had guests come to stay while courting or being courted
10. Fishing / Hunting - poplar in this area, I’ve had travelers who have come for the local Outdoor life

The travelers to this property are as unique as the property. Its been a pleasure to host each and every one of them. I hope to count you in that group.

This listing site is very restrictive and doesn't offer many options when defining the Sleeping Accommodations. So please let me Clarify, on the 2nd floor, you will find:

Master bedroom:
King Bed & private full bathroom with shower stall
2 closets, dresser, 2 night stands, built in desk, TV with Roku or Firestick

2nd bedroom:
King Bed
1 closets, 2 night stands, built in desk, TV with Roku or Firestick
(there is a 2nd full bathroom on this floor with tub, that is shared with this bedroom and the 3rd bedroom)

3rd Bedroom:
- 2 Full beds Configured as 1 Bunk Bed. 2 people can sleep in the bottom bunk and 1 person in the top.
- 1 closets, TV with Roku or Firestick
(there is a 2nd full bathroom on this floor with tub, that is shared with this bedroom and the 3rd bedroom)

On the main floor, in the Great Room, you find:
1 futon that will convert to a queen size bed. As group size is generally 6 or less people, bedding is not left for this futon; if you plan to use it, please be sure to request fresh bedding.
The house is located on a corner lot, sharing a back alley with only 1 other house. Guest's will park in assigned parking on a parking pad, just off the alley and enter into the fenced, gated yard. Then go up a concrete ramp and enter the back yard. Full of landscaping where there is almost always something in bloom.

The concrete path will take Guests around the inviting 40' x 20' in ground pool, to the rear door of this Amazing, Private, Home. Where a lock box to enter the back door, into the Kitchen, can be found. There are 2 doors accessible to Guests in the kitchen, one leads to the formal dining room and the other to the hall foyer. At one end of the hall is the 1/2 bath and the other will take Guestsy to the stairs, front door, or Great Room.

The Great Room offers a Big Screen TV with lots of premium Direct TV channels, warm hardwood floors, cozy furnishings and a large glass table for entertaining or work.

Up the stairs are 3 bedrooms, all with hardwood floors and closets. The Master has a full private bath with shower stall, and the other two bedrooms share a comfortable larger full bath. Each bedroom has a TV with a firestick or roku and Netflix account pre-entered. Each bedroom also has a window unit. The house is equipped with a 5 ton AC/Heater unit, but as the Owner, I love the hum of a window unit, the instant cold, and have heard, folks need it just a little cooler to get a good nights sleep, so these are provided. The Master and 2nd largest bedrooms each have a King size bed and the 3rd bedroom offers a Full over Full bunk bed.

At maximum, capacity, in beds, counting 2 in the bottom Full bunk, 1 on the top bunk, and 2 in each of the King beds, the house will sleep up 7 people. In the Great room (main floor) there is also a futon, so including this there could be as many as 9 overnight guests.

There are a few areas not described above that are off limits and locked up. they mostly include closets but also include the sun-room with a private entrance.

In addition, there is a two car Garage off the alley. One side of the Garage is a Laundry Room . Guests are given access to the laundry room. It has 1 washer and 1 dryer, both are coin operated.

Rates are based on:

1. 4 or less Guests and the 2 bedrooms with king beds being used. 5 or more people and the bunk bedroom is opened.

2. 4 or more nights being booked.
A shorter stay is permitted but rates may be slightly higher for stays of less than 4 nights.

3. No Pets.
If you’ve pets, please inquire on the per pet, Pet Fee.

4. No Visitors unless in people count
Each stay is different, so if you’ve planning on visitors, don’t book before getting prior authorization.

5. If Visitors are approved, pool parties and events are not.

6. There is a $400 REFUNDABLE deposit that will be collected prior to arrival for stays that are less than 2 weeks. $800 for stays more than 2 weeks less than a month. $1200 for stays over a month.

7. I try really hard to work with long term renters, stays of 2 or more months. 90 days or longer are not responsible for lodging taxes. So while they will have been paid prior to 90 days has been rented, those taxes can be refunded after 90 days.... looking to book longer than month? Lets talk about your rate.

8. Long term renters are my bread and butter. I’m happy to book less than week, about 2 weeks prior to arrival.

A few things Travelers should know:

1. The swimming pool is open Mid April - Mid October. There were 2 choices for the pool in amenities, Communal (used by the entire community of Laurel) or Private. I checked Private, but a better description is "Shared" if rented, with the Cottage Guests and if rented, with the Efficiency Guests
2. Mid to Late October, after the 1st cold spell, the pool is covered
3. There is a basement efficiency apartment that has its own separate, on the outside of the house, entrance and is not accessible from the interior of the house or vice versa.
4. This basement apartment is also listed on this listing site and infrequently rented as it is best suited for 1 person, staying more than 14 nights.
5. Owner is rarely in town, often just for a day trip, but when an overnight stay is required, the Basement apartment is where she stays.
6. Routine property maintenance is done regularly, from pool care to lawn care. Unless an emergency, repairs and more major maintenance is done off season or when guests are likely not be using the pool.
7. Across from the Main House, over the 2 car garage, is a small Cottage, perfect for a couple, that also available for short term rentals, and may be rented during your stay.
8. Each property, the Main House, The Cottage, and the Basement Efficiency are private individual areas, with assigned parking, all with use of the Laundry facilities in the Garage, the grounds, and swimming pool.
9. Children are not allowed in the swimming pool unsupervised. Pets are not allowed outside on this property, off leash, unless in the large dog pen.
10. Each property is no smoking.
11. Visitors are not permitted unless approved before booking, in writing.
12. Parking is limited, please disclose if you require more than 1 parking spot, prior to booking. Street parking is available.
13. Your cleaning fee covers a starter supplies, to make your arrival comfortable:
Each Bathroom will have 2 Rolls of Toilet Paper
House will have 1 Paper Towel
Some Hand Soap will be at each sink
Some Dish washing Detergent will be Kitchen sink
Some Dish Detergent for Kitchen sink
14. Visitors are not generally not permitted. Please inquire if you plan to have visitors, include the people count. As I'm sure you would not want the Cottage or Apartment guests to entertain not booked visitors (strangers), during your stay, around and in the pool, we ask the same of the Main House Guests, ideally no visitors but absolutely no using these common areas with others not booked..
15. Starter Supplies, the consumables left for guests are:
1 roll of Toilet Paper on roll (may be partially gone) and 1 complete roll under the sink for each bathroom
1 roll of Paper Towels in the Kitchen
some Dish washing detergent for the sink
some dish washing detergent for the dishwasher
Hand soap and every sink

I’ve tried to anticipate any question and fully disclose the property. I would say that despite there being the cottage and basement apartment, its pretty cool. Other travelers like yourself or locals coming home for a visit. Sometimes folks displaced by a tornado on an extended stay while there home is repaired or medical student on a tour of duty. All with interesting stories enjoying the accommodations they’ve booked.. Interaction is rare and when it happens, the conversation is always good.

PET POLICY
Before accepting Pets at this Vacation Home, I gave it much thought. It didn't seem necessary to be Pet Friendly. I learned a long time ago, Despite how well intended and how much we love and trust our Pets, they don't always behave the way we want or expect.... this is especially true when out of their daily routine and in a new environment. That said, once I started getting inquires I found a LOT of folks travel with their Pets... and its not always easy finding accommodations. So rather than say "NO" to pets, I carefully researched other Pet Policies and figured out what I thought was a fair and equable way to be compensated for being a pet friendly vacation home and create a Pet Friendly Policy that works for this unique Property.

To bring a Dog, the following is required:
1. The Host's Permission

2. Signed Pet Policy

3. A Per Day, Per Pet Fee - much like an additional person fee, is required and it is non-refundable. Regardless if the Pet is a registered service animal this nightly fee is required; with the only exception being a seeing eye dog for the blind, with documentation and his blind partner.

4. It is agreed, in this document, Pet can both refer to 1 or multiple Pets, Host refers to Property Owner or her representative, Traveler refers to Person Booking the Property, even if not the Pet's Owner, it is agreed, the Traveler is the responsible Party for the actions of their entire group including any Pet brought onto the Property.

In exchange for Host's Permission, Traveler(s) Agree to the following Terms and Conditions:

1 This Rental Has a Swimming Pool and the Pet will not enter the swimming pool. Should a Hot Tub be added at a later date, this also applies to the Hot Tub.

2 Traveler will maintain full control of Pet on the entire property: Pet must be Leashed (but not tethered) outdoors. The full control of the Pet will be maintained & Neither Traveler nor their leashed Pet will approach others close enough for the Pet to jump on or otherwise allow the Pet to have contact with anyone else not associated with Traveler's group. This especially applies to the fenced area of back yard.

The only exception to #2 is an approximately 4 foot tall, fenced Dog Pen, at the most North / West Corner of the fenced back yard. For any Pet that will not jump this fence, in this Dog Pen area, they can be unleashed.

3 There maybe other Pets at the property; they are also required to be leashed, as well as follow this Pet Policy.

4 Traveler will adhere to local ordinances, including leash and licensing requirements.

5 Traveler will keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others and will remedy immediately any complaints made through the Owners or Manager.

6 Traveler will NOT leave their Pet unsupervised for an extended period of time and further agrees if they do, they will crate the Pet.

7 Pet will arrive Flea and Tick Free. If not, Traveler will be responsible for any expenses associated with the removal of these pests, included lost of revenue due to the rental not being available to book, during the time efforts are performed to eradicate any infestation.

This property is Flea and Tick free. Off this property, it may not be. If Traveler takes their Pet off property for a walk, in the neighborhood, to Mason Park (a very short walk away), etc. Traveler agrees to inspect their pet prior to bringing them back on to the property. Regardless if Traveler arrived with a Flea/Tick free Pet, exposing them to Fleas/Ticks in the areas out of Host's control, does not mitigate Travelers responsibility to keep this property Flea or Tick free.

8 Traveler will clean up after their Pet, inside and outdoors, and dispose of their pet's waste properly and quickly. Walk Pet in designated area.

9 Traveler will bag, double bag if necessary, and seal all waste; While Cats have never been Permitted, if they were, this would apply to cat litter. Traveler would bag litter securely, so no litter or smells could escape bag, and bring it to the street's trash can

10 Traveler will Not leave food or water for their Pet or any other animal outside their dwelling where it may attract other animals. Inside, traveler will not leave Food out for extended period of time, otherwise this will attract Pests.

11 Pets will arrive with an ID Tag. This would aid in locating Pet, should it go missing, easier.

12 Host can not be held responsible for stray or unleashed Pets in the surrounding neighborhood or their actions

13 That furnishings & furniture are made for humans, not Pets. Over time, pets will have a cumulative damaging affect. The Pet Fee is not collected to offset actual damage, beyond ordinary wear or added cleaning due to a Pet. Any wear, it is agreed, will not exceed the expected wear for the term of tenancy.

14 In the event there is pet damage, Traveler will make Host financially whole. This includes but is not limited to extra cleaning, damage to individual items, or replacement of matching, undamaged, items. For Example, if there are 2 Matching Quilt sets (shams, bed skirt, quilt, etc.), and the Pet, chews up a corner of 1 Quilt, and an Identical Quilt can not be found, both sets must be replaced at Traveler's expense. Much effort has gone into having decor match and Host should not have to except Less than what currently existing due to an unsupervised Pet; while in the document it is agreed the Pet will be supervised.

15 Host reserve the right to revoke permission to Traveler's Pet, should these Terms & Conditions be broken.

16 Traveler agrees to Groom Pet as often as it takes to eliminate excessive cleaning due to Dog Hair. Should there be extra cleaning required due to violations of this agreement, Pet hair, waste, etc. as determined by cleaners, this is not acceptable. 20 dogs can come to this property and not leave proof they were ever here, yet some Travelers fail to properly groom or pick up after their pets, leaving excessive hair, urine, feces, etc. if Traveler has a pet that sheds, please be prepared to groom it. If our AC filters have to be changed due to dog hair, our AC systems are at risk of huge expensive problems. The Pet Fee is not collected to cover extra cleaning. Upon departure there should be no proof a dog was on the property. Traveler agree additional cleaning will be paid or deducted from their Deposit, at the same rate as other excessive cleaning.

17 This Agreement applies only to the specific pet described by Traveler and that no other pet may be substituted. The Pet descriptions must include: weight, breed, age, temperament, and any other factors Traveler feels are important to mention.

In 1986, at the age of 24, I purchased my 1st rental, in the New Orleans metropolitan area. Now in my 50's, I own rental property from the New Orleans area to the Gulf Coast and in both Jones and Wayne Counties, in and around the Laurel, Mississippi area. In 2011, I entered the Vacation (Short-term) Rental Market, with one of the largest vacation rentals in the Country, sleeping up to 27 people, in Gulfport, MS. "The Great Escape River House" was my 1st, but quickly followed by "The River Lookout" sleeping up to 16 people, combined sleep up to 43 people, both with pools, hot tubs, pool tables, right on the Biloxi River, within walking distance of each other. All the while, this has been somewhat of a side gig, while running and operating Retail stores as well as working in Franchise Sales, with an International Corporation, and Training new Franchisees, between 1989 and 2016. It is this background, of having seen it all, been there, done that, which has resulted a unique attention to details. In 2017, after over a decade of visiting the area, I purchased my last short-term rental, in Laurel Mississippi. I've friends and work that brings to Laurel, MS quite often. With my time split between Louisiana, the Gulf Coast and this amazing Laurel Property. When I'm not on site, In my absence, my Property Manager, a several generation Jones County resident, is always available and knows the property as well, if not better, than I do.

I purchased this Amazing Home late 2017 and had planed to Fall in Love and retire in Laurel, MS.... things didn't quite work out that way and I've returned to the Mississippi Gulf Coast. Great news! I've a local friend who manages the property in my absence so you'll have 2 contacts and she is great at anticipating guests needs and making sure everything is just so before arrival.
