Casa Olmino is an Italian apartment gem, with a private rooftop terrace with a rare combination of spectacular views and privacy.

The apartment is in a 17th century building at the very centre of this charming medieval village. Grocery shops, bars and restaurants are right on your doorstep.

Magnificent volcanic lakes, hot springs and the lush nature of the Cimini mountains are all within 15-30 minutes reach by car, while the bustle of Rome and the beaches of Tuscany are only an hour away.

The large terrace faces the main street of San Martino where you'll find bars, grocery shopping, restaurants and some other shops. The views are grand and on clear days you see as far as the Mediterranean sea and Monte Argentario to the West. To the North you can see across the rooftops as far as the mountains and directly to the South you see the rest of the green Cimini mountain side that the village is sitting on. The terrace has a shaded area with a sun lounger as well as a table and four chairs for dining outside while the swallows play catch in the early summer nights.

The living room has a social area with a sofa, coffee table and a 4k Sony TV for the Italian TV moments you don't want to miss, the main international sporting events or the apps for your streaming needs. There is a separate dining area for when you want to eat in.

The kitchen connects to the living room but also to the terrace for easy access wherever you chose to eat. It is equipped with all you need to make delicious Italian food at home. It has everything you expect in terms of high quality knives, cutting boards, a SMEG toaster and kettle as well as pots and pans. A Nespresso machine makes having a nice cup of coffee a breeze and a brand new SMEG fridge keeps your drinks cold.

The bathroom is tastefully upgraded to the latest standard and features both a shower and a bidet.

The bedroom faces a very quiet side street with no traffic. The proximity to the Abbazia di San Martino means that there are church bells ringing at intervals during the day, especially on Sundays.

The apartment is in a building with thick stone walls and added isolation against the summer heat. The village is 600m above sea level so the nights are cooler and the apartment is super easy to air out. You'll be able to have pleasant indoor temperatures even in the summer months, even though there is no AC.

San Martino Al Cimino, Lazio, Италия

San Martino is a quiet yet vibrant medieval village set on the mountainside of the Cimini mountains.

The village is dominated by a church and a palace and is complete with city walls. The church has its origin in a 10th-century abbot convent. Later on, San Martino al Cimino became a popular place for the cardinals of Rome to spend their summers and several of them built palaces in the village. In the 15th century Olimpia Maidalchini - Donna Olimpia - was appointed princess of San Martino al Cimino and made plans for its development. With the help of both a regular architect and a military architect, the village was transformed according to a detailed plan which is an early example of modern urban planning. The project was carried out very efficiently in 1647-1652 and included the characteristic city walls with terraced houses in them and the construction of houses in between the older palaces of the Cardinals. From the air, you can see that the shape of the village was inspired by Rome's Piazza Navona. It was also during the period of Donna Olimpia that the two towers of the church were added. Part of the convent was transformed into Donna Olimpia's palace by adding a floor and building servants quarters in the attic. It wasn’t until 1928 that San Martino al Cimino became a part of Viterbo.

In modern days the village is still a popular place thanks to the pleasant climate and the friendly locals. The village really comes alive for dinner time thanks to the excellent local restaurants which attract both locals, Romans, and a few international tourists all times of the year. In the summer and autumn months, there are street festivals for food, music, and local traditions. Monday a local market sets up in the main square.

We recommend visits to La Ballaccia for the pasta and wine selection, Il Moderno for slow food and Da Saverio for award-winning pizzas.

The Balletti Park Hotel offers stunning sunset views enjoyed with a drink in your hand and you can purchase entry to their pool area during the summer season (subject to availability, please check with the hotel).

Best of all is the closeness to nature. The volcanic lake Lago di Vico is a mere 10 minute drive away and has some nice beach areas where you can rent a paddle boat, have lunch on the lake at one of the many establishments or go for a barbeque dinner at night. The water is nice, cool and clean and the establishments are very well kept with sun beds and beach umbrellas.

In the days of the monestary, San Martino was the last stop on the Pilgrim Route before reaching Rome. The lush Cimini mountains area is a natural reserve and offers plenty of hiking and biking opportunities with easy to difficult paths to chose from.

At equal distance north and south are the lakes Lago di Bolsena and Lago di Bracciano. Lago di Bolsena is a popular spot for catching sun as well as getting in or on the water. Boat rentals are available. It offers a range of public beaches from secluded to crowded. All you have to do is choose. Lago di Bracciano is smaller and has less beaches to offer, but is very charming none the less.

If you prefer the Mediterranean you reach the Lazio beaches of Santa Severa, Santa Marinella, Sant Agostino and Tarquinia in less than an hour by car. The lovely Tuscany beaches are only an hour away, like Ansedonia or L’ultima spiaggia which are in natural reserve parks. Add a bit more time to delve even further up the coast or choose some of the Lazio beaches south of Rome, like lively Anzio, Terracina or Sperlonga. There is plenty of choice for a day on the beach.

The apartment is owned by two families who are available to answer questions quickly online or over the phone for anything pertaining to the apartment and the amenities. There are also written instructions for everything the apartment has to offer including a guide to the village and the surrounding areas.

If you are after a personal touch we will put you in touch with friendly locals who can guide you, arrange cooking lessons, take you on wine trips and more! There is always a friendly face to help you in the Sundar Bar located downstairs, open six days a week (closed Tuesdays). They can offer a light breakfast delivered to your door. The bar is also where you check in.
