It is a 4000 SF luxury home. 4 bedrooms, 1 den, 1 big family room. Each bedroom has its own attached bathroom. 2 balconies. The upper balcony is huge, wrapped around the south side of the house. Security systems with cameras on the property. Intercoms to reach every floor and every room in the house. Central music to enjoy from anywhere in the house. Central heating and air conditioning. Refrigerator, washer, dryer, dish washer. Induction cook top. Outside BBQ grill. Wi Fi available, Smart TV.

Rental Contract Agreement Between The Renter and the Owner
Rental Agreement: This entire document is a rental agreement.
Owner: The Owner of the house.
Renter: The person/s who is renting this property for a short term stay (up to 30 consecutive days).
Guest/s: All the listed occupants on the Rental Agreement. All of these people are accompanied by Renter.
Check in and Check out time: Check in time is 4:00 P.M. the day of arrival. Check out time is 11:00 A.M. the day of departure. Late checkout or additional days may be arranged with owner’s approval, subject to availability plus payment of additional fees.
RENTER NEEDS TO EMAIL NAMES OF ALL GUESTS STAYING AT THIS VACATION HOME AND AT LEAST TWO CONTACT PHONE NUMBERS THAT CAN BE REACHED WHILE STAYING.
No additional people beyond the rental reservation agreement (example is given below) will be allowed in the house at any given time without prior written approval from the Owner.

Extra fee per night charge beyond 8 people: Small amount is charged per guest per night beyond 8 guests. Pay attention to the price breakdown to see the details.
Reservation Deposit: At the time of rental booking, 100% of total rental fees along with other listed fees are due either by credit card or by personal check.
Owner’s right to cancel: For any unforeseen circumstances if the house is not livable due to any system failure inside the house, owner will refund the 100% money if it happens prior to arrival or partial for the remaining days of staying. This includes the failure of water, septic, and electricity (not including general power outage) or for any other similar reasons. Refund does not include caused by the natural disasters.
Cancellation: Cancellations made ninety (90) days or more prior to arrival, with written notice, shall receive a full refund, minus a $200 cancellation fee. CSA (rental property damage insurance) fee needs to be collected by the renter. Owner is not responsible for returning that amount). Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rental rate. There is no refund for early departure or no shows.
Accidental Interruption During Stay: House has Electricity, Water, Heating, Cooling, Wifi, Direct TV, Microwave, Dish Washer, Dryer, Washer, Refrigerator, Toilets, Showers etc. Any of these may get out of service for any reason that is out of Owner’s control. Owner will do the best to resolve the issue in a timely manner. Owner will not be held responsible monetarily or otherwise for any damage or inconvenience caused by ‘out of service’ issue. There will not be any refund of money due to ‘out of service’ inconvenience. However, Owner is willing to compensate Renter by offering discounted rental price for their next stay.
Accidental Rental Damage Insurance: Renter will be charged an accidental rental damage insurance fee of $60 (approximately) which covers up to $1500.00 of accidental damage to the rental and/or its contents. This does not include intentional damage or misuse of property or its contents. If charges made upon termination of the tenancy exceed the $1500.00 coverage, renter agrees to remain financially liable to the Owner. Renter will be charged by the Owner for any cost due to the damage and renter is responsible for collecting damage fees from the insurance company.
Refundable Security Deposit: In addition to the Accidental Rental Damage Insurance fee (CSA fee above), a refundable security/damage deposit of $500.00 is required at the time of rental booking. Refundable security deposit will be refunded to Renter within 30 days of departure if rental property is left in the condition that was found at the time of entering to the rental place. Otherwise, amount would be deducted as deemed necessary by the Owner’s discretion.
Cleaning Fees: Additional cleaning fees that exceed the fees paid by the renter will be charged post departure if it is deemed by the Owner that it has been caused by negligence or by misuse/abuse by the Renter. First two garbage bags (white kitchen 32 gallon garbage bags provided in the house. Garbage and recycle combined) are included in the rental fee. Additional garbage disposal fee ($25 per two 32 gallon bags) will be required if it exceeds more than 2 bags. Renter may haul away excessive garbage to avoid additional fees. If BBQ grill is not cleaned after use, there will be additional $25 charge.
Payment by Check: If Renter chooses to pay rental deposit and/or balance with a personal or company check, payment must be received within 5 business days of initial reservation booking. All checks or money orders must be paid form the bank account/s within the USA. Credit card must be used for payment(s) outside of the USA. If payment or rent is made by check that is dishonored by the bank for any reason, the Renter agrees to pay $50 for each dishonored check up to the maximum allowed by state law, and subsequent rent payments.
Direction and Keys: Once your rental balance has been paid, you will receive confirmation of payment. The final check-in-instructions will be provided via e-mail approximately 5 (five) days prior to check in. This information will contain key code instructions to enter home.
Supplies: The rental is supplied with all linens, towels and an initial starter of coffee, creamer, sugar, tea, soap, shampoo, paper towel, toilet issue, etc. For extensive use of soap, shampoo, paper towel, toilet tissue, coffee, tea, etc. will be Renter’s responsibility to replenish.
Insurance: Renter’s personal property and vehicles are not insured by the Owner. Owner is not responsible for any loss or theft both inside and outside the rental property.
Damage: The Renter agrees at all times to maintain the premises, furnishings and appliances in good condition and secured. The Renter will surrender the same upon termination of this Rental Agreement in as good condition as when it was received at the time of entering the house. The Renter agrees to be financially responsible for repair and/or replacement of any damage caused by Renter or Renter’s Guest/s.
Keys: Keys to the premises are the exclusive property of the Owner. Renter agrees to return all keys to their designated places upon departure as instructed in the checkout manual. Renter is not allowed to make duplication of the house entry key/s. Loss of keys will result in Renter being charged for a new set of locks for all exterior doors and the installation fees.
Pets: No pets are allowed inside the house and on the premises by Renter or Guest/s. There will be minimum $2500 cleaning charge if any pet brought to the Owner’s property.
Wi-Fi, internet: Though home is equipped with wired/wireless internet capabilities. Due to occasional inclement weather conditions, power outage, etc. Owner cannot guarantee that these services will be working at all times. These services are provided by the Owners as an extra amenities and loss of these services will not obligate the Owner to reimburse the renter in any way.
Security Camera: There are total of five (5) cameras. One (1) camera is inside the house looking over the kitchen and the family room. Four (4) cameras are outside the house. These cameras are always on and being recorded for strictly security reason. These cameras are NOT being monitored 24/7. Renter cannot cover the inside camera without Owner’s permission. This house is in a secluded area with no neighbor’s protection.
Security Alarm: The house has security alarm system that is being monitored all the time when it is on. Renter and Guest/s should always keep it secured while staying inside the house. Renter should definitely keep the alarm active while leaving the house for any reason.
Central Audio System: The house is equipped with central audio systems. Speaker volume can be controlled from each room. Due to occasional inclement weather conditions, power outage, etc. Owner cannot guarantee that these services will be working at all times. These services are provided by the Owners as an extra amenities and loss of these services will not obligate the Owner to reimburse the renter in any way.
Roof Deck: Access to the roof deck is NOT allowed to the Renter and to any of the Guest/s. Roof deck protective membrane is sensitive to sharp objects such as high heels shoes, nails, etc. These can do a severe damage resulting water leaks through the roof. Any damage to the roof deck could be very costly and Renters assumes the full payment at Owner discretion in repairing the roof in violation of this agreement.
Restrictions: Smoking is NOT permitted inside the house or at the premises by the Renter or Guest/s. NO automobiles should be parked other than Owner’s driveways and the designated parking area. Also NO outside shoes are allowed inside the house, as this tracks sand and rock chips/mud etc. inside the house and on the carpets. Renters are also required to use the outside foot wash (next to the main entrance of the house) before coming into the house after a hiking trip or a trip to the beach. Renters should wear flip flops (or personal shoes) provided in the Laundromat for playing ping pong and for going out on the deck to protect the feet. This is to prevent bringing dirt on floor the carpet inside the house. These flip flops are not to be worn outside and should be placed back in the Laundromat once done using. Nothing (deck chairs, beach chairs, flip flops, etc.) should be left on the deck as these things can be blown away by strong wind. Cars need to be parked only on the Owner’s and on the public properties. No pets or animals are allowed inside the house or on the property.
Indemnification: Owner, the heirs and the successors, will not be held liable for any damages or injury to the Renter and to the Guest/s. Owner is not liable from any claims for damages or injury, regardless of how the injury is caused to Renter and to Guest/s.
Entry and inspection: Owner will have the right to enter the premises pursuant to state law; in case of emergency, without prior notice. Owner has right to enter the premises and the house to address any abnormal situation at owner’s discretion.
Use: The premises are to be used exclusively for residential purposes. No retail or other commercial use of premises is permitted. Overnight accommodations are restricted to the number of Guests agreed upon in advance and stated in the rental agreement. Renter agrees not to exceed the number of Guests nor the parking of cars allowed (3 cars in the garage and 3 cars on the property) on the property.
Conduct: the Renter/Guest will not violate any County, State, Association or Federal Law in or about the premises, and the Renter/Guest agrees to comply. If there is a cause of any financial impact to the property due to any kind of above mentioned violations, Renter/Guest will need to reimburse the full monetary compensation to the Owner at Owner’s discretion. Renter/Guest will not disturb the peace or acts creating a nuisance or loud or unusual noises or intoxication in or about the premises at any time.
Termination of Tenancy: Upon termination, the Renter and the Guest/s will: (1) completely vacate the premises and any parking or storage areas used by the Renters and the Guest/s; (2) leave keys in the specified area as instructed; (3) leave all furnishings in the same condition as received or report any accidental damage or breakage to the Owner. Replacement fees need to be paid by the Renter to the Owner; (4) clean kitchen and wash dishes, cookware, etc. Empty all household garbage to bin (kept in the garage) and securely fasten all garbage bags; (5) comply with the ‘check out instruction’ that is provided by the Owner in the house for the Renter/Guests. Owner has the right to terminate tenancy if the Renter/Guest violates any part of this Rental Agreement.
Governing Law: This Agreement will be governed by the laws of the State of Oregon; applicable to Rental Agreements made and fully performed in Oregon, by Oregon residents.
Entire Agreement: The parties acknowledge that this Rental Agreement expresses their entire understanding and agreement, and that there have been no warranties, representations, covenants or understanding made by either party to the other except such as are expressly set forth in this Rental Agreement.
Covenant Not To Sue: Renter or Guest/s, each on behalf of themselves and on behalf of their respective heirs, legal representatives, officers, directors, employees, agents, successors and assigns, promise not to sue or proceed in any manner, in agency or other proceedings, whether at law, in equity, by way of administrative hearing, or otherwise, to solicit others to institute any such actions or proceeding, against the Owner and its respective heirs, legal representatives, officers, directors, employees, agents, successors and assigns, because of or arising out of the event or transaction described in the Rental Agreement and any events related thereto occurring on or before the date of this Rental Agreement.
Compliance with Law: Both parties agree to comply with all applicable federal, state, and local laws and regulations in performing their duties.
Severability: In the event that any provision of this Rental Agreement is found invalid or unenforceable pursuant to judicial decree or decision, the remainder will remain valid and enforceable according to the terms.
Notices: All notices, demands or consents required or permitted under this Rental Agreement will be in writing and will be delivered in person or by facsimile, mailed or emailed prior to stay. This includes additional terms and conditions that are provided by the owner prior to check in. The service of any notice on one Renter/Guest will be deemed a service of all occupants within the premises.
Violation of Rental Agreement: Any violation of this Rental Agreement by the Renter and Guest/s will be charged with minimum $2500 fine payable to Owner.
