Welcome to Waterfront Jewel on Port Stephens. North Arm Cove is a wonderful and unique location 10 minutes north of Karuah, where you feel relaxed the minute you arrive.
Waterfront Jewel is just 6 minutes from the Pacific Highway and less than 2 hrs drive to the outskirts of Sydney. All the benefits of nearby Port Stephens, Tea Gardens, Hawks Nest, Barrington Tops plus Watersports,boating and tennis court are within walking distance. If you love 4x4, cycling, relaxation, bush walking, fishing, adventure, beaches, wild life. fishing. whale and dolphin watching, restaurants are all within a short drive.

Waterfront Jewel is a large 3/4 bedroom house with very comfortable inclusions. You will find owners with 12 years plus experience in holiday management and a well maintained property, we use this as our second home, as well as a holiday house.

From the moment you arrive you will be swept away with the breathless waterfront views from the many vantage spots. Clever layout allows guests to join together or find privacy and seclusion as required. The gently sloping grassy block has exquisite views of the Cove and its very own quiet and private sandy beach. Watch the diverse wildlife including wallabies,dolphins and pelicans. whilst listening to the waves lapping the shore. Enjoy an early morning Kayak, Lifejacket and paddle provided. Go fishing or swim from the beach. Launch your own small boat or Kayak on the boat ramp. Hamocks are not provided but you are welcome to bring your own and hang it between the trees on the hooks.

The property is neighboured on one side by a very quiet bush reserve, the addition of clever planting allows the feeling of space, a handy additional play space for children to explore yet still very private.

Known as the protected side of North Arm Cove, The house is bright and breezy with areas of both shade and light The gentle cooling breeze allows for maximum use of the waterfront in all weather. In winter light the fire pit and toast marshmallows. Watching the moon rising over the water is a particular favorite. Waterfront Jewel will not disappoint as there is something for everyone.

The Property:

Single level modern brick house, 2 bathrooms, Laundry, walk-in pantry, BBQ, patio, Free Wifi, outdoor and indoor dining area, large front garden with parking for several vehicles or boats. The house is freshly painted throughout, floors in the living area are tiled. The bathrooms are spacious and well stocked with premium linens, towels hand soap and a few travel toiletries incase you forget something.

Large gum trees and shady spaces provide a lovely space to view the birdlife which abounds, Wallabies, Parrots,Lorikeets, Rozellas are all bountiful and the morning bird song is truly beautiful. The property has simple boundary fences and open to the water, there is a separate secure area of approx 60m for dogs and pets to stay in.

Bedrooms:
3 private bedrooms and a large family space provide comfortable accomodation for 10.

Premium bedding, linen, towels and beach towels , basic pantry items, hand soap, shampoo and conditioner complement the qualities of this home.

Bedroom 4 /Family Room - Sleeps 4. This family space has been cleverly divided to provide separate sleeping for 4 adults on 2 single beds plus a queen size sofa bed. Additional sofas, Tv, Foxtel, separate areas for quiet reading, teenager hangout space. The perfect no fuss multi function room. Reverse cycle airconditioning

Living/Dining space:

The lounge room is super comfy space featuring large leather recliner lounges and chairs, modern wood burner fire, a large TV with Foxtel, books, CD/DVD player, extensive games cupboard,includes lots of old favourites, play chess, monopoly, battleships, puzzles, lots more. The view from this area is amazing through full height glass doors and windows through to the waterfront. The patio and outdoor eating space for 8 or 12 in two table settings.

The dining space seats 8 with additional chairs to 10, table linen, glasses, serving platters, and all with the amazing view. The dining space flows through to the kitchen and outside BBQ space where there is a 6 burner gas BBQ. There are additional outdoor table options to enjoy by the BBQ or down by the waterfront.

Kitchen/Laundry

Kitchen is large and functional with a significant pantry and refrigeration , The inventory list is extensive, wake up to the smell of freshly baked bread from the bread maker and coffee brewing. Herbs and spices, basic pantry items. The kitchen functions very well and is well stocked with basic pantry items incl herbs, spices, condiments, cling wrap, tin foil, cooking oil, garbage bags etc. if anyhing runs out during your stay you will need to restock for yourself.

Heating/Cooling
The house has multiple heating and cooling options. The design allows for through breeze however reverse cycle aircon in the family room and fans in all rooms keep the inside cool on those very hot days.
A modern wood stove in the living area with all wood supplied, plus the reverse cycle aircon in the family area is more than sufficient to heat the whole house, in addition the queen beds have electric blankets and oil heaters can be moved from room to room if you need additional heating. The house is a modern insulated, draft free home. Very cool in summer and warm in winter. We supply a few blankets however if you prefer to sleep under blankets rather than a quilt, please bring your own. No additional linen is left on the house so please make sure you book for the correct number of guests. If you require additional linen during your stay please dont hesitate to ask us.

Boat Ramp:

The boat ramp is suitable for kayaks and small boats, For trailer boats the nearest all weather boat ramp is at Karuah. Small boats can be anchored overnight off the property at the owners risk.

Pets are welcome, we do not allow more than 2 dogs in one stay. We please ask that you do not allow dogs in the house. We have a large shady outside secure area suitable for all dogs. We do allow dogs to sleep in the laundry which has its own internal and external access. We charge $50 per pet, per stay. We ask you to clean up after your pet.

North Arm cove is a quiet rural area of natural beauty as such there are no shops or restaurants nearby.

Parking for cars and boats is Plentiful, The property has its own private sandy beach. the property is on tank water so no washing of boats and cars, No tents or caravans allowed. Pets are not allowed in the house, however we have a secure outside are and they may sleep in the laundry.

The price quoted is for the number of people on your original booking, if your numbers change please let us know prior to arrival, we will ask. The price covers the complete term of your booking. In the past guests have not informed us of the correct number in the house and this reflects badly on us. So please do the right thing and don’t sneak in extra people. (Sorry to be a damp squid but I’m much happier to be upfront with you and we appreciate the same in return).

North Arm cove is a very quiet area, the nearest shops/restaurants are at Tea Gardens and Karuah are approx 10klm away. So it is recommended that guests bring all their food requirements. Basic pantry and an emergency supplies can be found in the walkin pantry and are supplied on a use and replace basis.
There is a children's playground and floodlit tennis court by the community centre and a quiet reserve and public small boat ramp next to the property.

A key is available and on occasions we try and greet our guests. We are always available by phone before, during and after your stay. A key lock box is on the property for remote access. please contact us on the morning of your arrival for the house code.

Once your booking is confirmed we will email you a copy of our house manual, this will give you all the information you need to enjoy the house and the environment.

We like to leave our guests in privacy, however we are only to happy to hear from you if you have any questions or queries during your stay. its totally up to you how much interaction you would like.
