We're a chilled creative couple (male/female) offering a clean, cosy room in a friendly space. Our neighbourhood is safe and central with a host of amenities. Broughton Rd has buses, is c.10-12 mins' walk to York Place for trams, about a mile from Waverley Station.
We have a dog, so we're pet-friendly (fee applies - other pets subject to discussion) as long as it's relatively docile and not noisy. :)

We're amenable to late check-ins/last minute bookings but appreciate being forewarned. :)

Upper flat (so internal stairs) with own front door. Set on a terrace above a main road, with own garden which is a quiet sunny haven.
Two bedrooms and attic studio, well equipped kitchen with washing machine, separate lounge with dining table. Vintage wooden floors throughout (except bathroom/kitchen). Fast wifi connection.
We may be able to accommodate a bike securely in the garden.

Kitchen, lounge and bathroom are shared spaces which we trust guests to respect/keep tidy. :)
Paid on-street parking is available opposite the flat; free after 5.30pm weekdays and free all weekend.
We are meat eaters but not excessively so (often go weeks without) but vegetarians/pescetarians would probably find it much easier to stay with us than vegans might.
Tea (black/green/jasmine/herbal) and coffee and biscuits (generally shortbread, and masses of it!) are available on a just-help-yourself basis. :)

We started hosting in December 2016 and thanks to wonderful guest after wonderful guest, we are really enjoying hosting people.
It's rather depressing to have to say that we're LGBTQ+ friendly, open to nationality and language, that we're more interested in having someone who knows how to share space than in sexual orientation, age or ethnic origin - but apparently it needs to be said.
So: WHOEVER YOU ARE - KNOW THAT YOU ARE WELCOME! :D

Our home is a work in progress; it's comfortable, cosy and well-located rather than swish. We have our own garden, to provide a little private outdoor space where we hold barbecues in warm weather.
If you're a fan of books/biscuits/bow-wows - this is the place for you.

This neighbourhood is jam packed with bars and pubs, places to grab a coffee and eat well.
There are two large supermarkets (Tesco and Lidl) at the west end of the road (approx three minutes away on foot). Great Greek restaurant - Spitaki - on the corner. Edinburgh's gorgeous (and free!) Royal Botanic Garden is a 10-15 minute walk away depending on your route, or two stops on the no 8 bus.
